LAND

 

If you are looking to purchase or sell a parcel of land you are at the right place. No matter the size you are looking for, if it is out there I can find it for you. Over the years I have assisted buyers purchase properties from .33 of an acre up to 175 acres. I have assisted buyers and sellers ascertain the timber value of a parcel, and have worked with sellers to liquidate subdivisions in both New Hampshire and Massachusetts.

Subdivisions- There are many subdivisions in the Greater Plymouth region. They cater to many different tastes, from golf course communities, to vacation home developments to primary homes sites. When choosing a neighborhood or subdivision to build your dream house in it is important to know all of the covenants associated with the development and whether or not the subdivision is part of an association with yearly dues, or road fees. It is also important to have a strong geographical understanding of the division. What is each lot's exposure? Will I be able to clear for the morning or afternoon sun? Is there a view easement? What are the restrictions? These are all questions that will need to be asked before you can settle on a property. With my expertise in this field, I will be able to get these and any other answers you may need.

Acreage- Large parcels of land are still available in Grafton County. 15-400 acres parcels are consistently available. Each piece will have its pluses and minuses. Some lager plots are not easily accessible, or if they are they might be quite pricey. Also, it is once again extremely important to make sure that your future plans for the land are acceptable to the town. Some parcels might be large enough for a 20 lot subdivision, but due to town ordinances one would be unable to get more than three lots out of it. Likewise, wetland percentages and topography are also important to understand as they can drastically change the development potential of a certain piece of land. Whether or not the land is in Current use, and what are the penalties associated with taking all or part of it out of current use, are other questions that must be answered.  Once again these are all questions and issues that I will happily find the answers to for you when we find the right property.

Timber Land -Timber is a big industry in this area. Many people are able to put food on their table by pulling timber off their land. When done responsibly timber harvesting is actually good for a Forrest. It creates a healthy ecosystem for the local flora and fauna and is supported by and taught by the New Hampshire Dept of Forestry Management.

Water Frontage- Water front property is a finite resource. Due to that fact, a premium can and usually is charged for nice buildable lots with frontage on lakes or rivers. From Winnipasaukee to Stinson Lake, and from the Baker to the Pemi, the cost of lots creeps higher almost every year. Along with the higher cost to purchase land on the water is the fact that there is also higher hgher cost to build on that parcel. Regulations dictated in the Shoreland Protection Act along with the River Corridor Act place restrictions on the construction of any property fronting the water. Some bodies of water, such as Squam Lake have even stricter measures that home builders must abide by inorder to preserve enviroment and feel of the lake for others.  Putting the higher cost and the restrictions aside, there can be no arguing that a beautiful water front home whether it is a family camp or a beautiful primary residence can not be beat. The serenity of watching the sun set or rise over the water is an incredible experience, that seems to be magnified a hundred fold when one is also surrounded by the beauty of New Hampshire's White Mountains.

Camp Lots - There are a tremendous amount of Class 6, or unmaintained, roads throughout Grafton County. At almost any given time there are properties for sale off of these roads that can be purchased for fantastic rates. Usually these lots are not accessible in the winter unless you either have a snowmobile or a snowplow. For anyone looking for a spot to put a nice hunting/recreational camp, these lots can not be beat. For relatively  low price you can have your own private mountain getaway!
