Waterville Estates
Located just a few miles off of the Interstate 93 Waterville Valley exit (exit 28) is Waterville Estates. A 1400 acre planned development abutting the White Mountain National Forest, which is home to around 450 single family houses and a similar number of condominium units. Each home is surrounded by beautiful tall trees and thick forest. The development was started in the early 1970's as a ski vacation destination. Its unbeatable location and beautiful setting make the Estates a vary popular area for skiers and outdoor enthusiasts alike.
Being a planned development, Waterville Estates prides itself on the amenities it offers its home owners. There is a fantastic community recreational center with three pools ( 1 outdoor, 2 indoor), a fishing pond, tennis courts, an exercise facility, saunas, a game room a bar area open nightly and a larger lounge/banquet facility that serves food and drinks. The association also has its own small ski area that runs when the weather allows and a network trails that cris cross the development. Waterville Estates cares for and maintains the majority of roads in the Estates and supplies water to the properties.
These amenities are available to all of the property owners in the Estates. There is a fee associated with the services provided. However, instead of there being a monthly fee, the association dues are bi annually and are included in each properties town tax bill. There are two other fees associated with buying a home in the Estates. The first is a one time charge of $2,000 due at the time of closing. This fee goes towards the developments Capitol Improvement Fund (CIF). The other is an annual fee for the recreational center of $425.
The tax rate for Waterville Estates is currently $15.73 per thousand dollares of assessed value. Depending on whether a property is located in Campton or Thornton their towns corisponding tax rate is also added into the properties tax bill. At first glance this can be a very daunting number, tupically in the $5,000 range. However, a closer look, as seen in the example below, will reveal that it is a very small price to pay for the amenities associated with life in the Estates.
Home prices typically run less in the Estates than they do outside of of the Estates. A $200,000 home in Waterville Estates might be comprable to a $225,000 home outside of the Estates. Calculating both mortgages at 6% for 30 years give you the following numbers. WVE property (A) = $1,199.10 / month princaple and interest Other property (B) = $1,348.99 / month princaple and interest Monthly savings = $149.89 / month Taxes property (A) = $5,275 / year =$439.58 / month Taxes property (B) = $3,000 / year =$250.00 / month Total (A) payments = $1,638.68 Total (B) payments = $1,598.99 Total difference per month = $39.68 This is a very small monthly payment for everything included with life in the Estates!!!!
